At Perren Property Limited our tenants are just as important and you will receive a friendly and professional service. We will discuss with you your requirements and arrange viewings of any properties that suit your criteria.

Finding a Property and Tenancy Application

Once you have found a property and would like to proceed, you will need to complete our Tenancy Application Form and provide proof of ID and proof of address. We will then discuss and negotiate any terms with the Landlord.

Once terms have been agreed, you will need to pay a holding fee to secure the property. Until this has been received the property will remain on the market and prospective tenants will be shown around the property. Once the holding fee has been received, we will stop marketing. If your references come back unacceptable or you withdraw your application at any time the fees will not be returned.


References are taken on all tenants and guarantors. A tenant referencing specialist is used and is based on the information given from your tenancy application form.

Tenancy Agreement

Once satisfactory references have been obtained and approved by the landlord, we will prepare the tenancy agreement. This is called an Assured Shorthold Tenancy (AST)

The minimum length of a tenancy is 6 months and all parties, prior to the commencement of the tenancy, must sign the agreement.


A deposit is taken before you move in and will be lodged by an approved deposit scheme for any damage or dilapidations during your tenancy. Perren Property Limited is a member of the Deposit Protection Service and full details can be found at https://www.depositprotection.com/tenant-info


Rent will be paid monthly in advance and you will be required to pay all rental payments by standing order. We will arrange a standing order mandate for your rental payments. However, it is the tenant's responsibility to check that payments have been set up; the bank will not discuss your account with a third party. At the end of the tenancy it is the tenants responsibility to cancel the standing order.

Your Tenancy Commencement

Once all monies have been received in cleared funds and the tenancy agreement signed a professional inventory clerk will check you in to the property. As tenants you will be responsible for paying all utilities - Gas, Electric, Water, Council Tax, Telephone and TV License charges. Therefore you must register with the relevant companies.

Giving Notice and Moving out inspection

Once the correct notice has been given in writing and Perren Property Ltd will be able to guide you on this. We will require access to accompany prospective tenants to view the property. We will always give you at least 24 hours notice.

When you move out a check out inspection will be done to record the condition and contents of the property at the end of the term. This inspection will determine the amount of deposit to be returned. No deductions will be made from the deposit without written consent from the tenant and the landlord. Please be aware that neither Perren Property Limited nor the Landlord has any obligation to allow a tenant to re-enter the property.

Company Lets

If a company is taking a tenancy and paying the rent then this is not an Assured Shorthold Tenancy. The Tenancy Application Form and Tenancy Agreement must be signed and authorised by company signatory (usually a Director)

Managed and Non Managed Properties

Perren Property Limited will advise whether the landlord has instructed us to manage the property on their behalf and we will be your main point of contact throughout the tenancy. Should the landlord manage the property themselves we will provide you with their contact details.

Empty Properties

Perren Property Limited can take no responsibility for properties prior to a tenant taking occupation, in between tenancies or after a tenant has vacated.

Withdrawal from offer

If the landlord instructs Perren Property Limited to proceed with an offer and subsequently withdraws their instruction, they will be required to cover any expenses incurred.
